You find it more satisfying to build something from scratch than to maintain what someone else designed, and you are energised by the idea of joining an asset that is still taking shape.\n\nThis role is for you if:\n\n - You want to own the outcome, not contribute to one\n\n - You are ready to build systems and processes rather than inherit a finished model\n\n - You can move between a contractor performance issue, a tenant request, and a board-level report in the same day without losing composure on any of them\n\n - You want to be part of an asset that is growing and will give you more scope as it does\n\nThis role is not for you if:\n\n - You rely on central specialists to handle compliance, procurement, or capital planning\n\n - You prefer a clearly defined and stable brief\n\n - You have spent your career in a large FM team with a narrow remit and significant back-office support\n\n - You want the role to look the same in twelve months as it does on day one\n\n\n\nWhy You'll Love Working Here\n\n - Full remit ownership from day one - compliance, contractors, capital planning, tenant relationships, and board reporting all sit with you\n\n - Direct line into senior leadership in a privately owned business where decisions are made quickly and your input is heard\n\n - Involvement in a significant planned precinct expansion, with exposure to live operations and major capital delivery at the same time\n\n - A multi-format asset with real variety across building types, tenant profiles, and operational demands\n\n - A close on-site team where your contribution is noticed\n\n\n\nResearch shows that while men apply to jobs when they meet an average of 60% of the criteria, women and other folks in minority groups tend to only apply when they check every box. So if you think you have what it takes, but don't necessarily meet every single point above, please still get in touch. We'd love to have a chat and see if you could be a great fit."},{"id":"784cde0c-f5e3-42e7-a38b-23ba938b24b1","title":"Development Manager","department":"Fulcrum","team":"Fulcrum","employmentType":"FullTime","location":"Sydney","secondaryLocations":[],"publishedAt":"2026-06-22T23:44:36.386+00:00","isListed":true,"isRemote":null,"workplaceType":null,"address":{"postalAddress":{"addressRegion":"NSW","addressCountry":"Australia","addressLocality":"Sydney"}},"jobUrl":"https://jobs.ashbyhq.com/fulcrum/784cde0c-f5e3-42e7-a38b-23ba938b24b1","applyUrl":"https://jobs.ashbyhq.com/fulcrum/784cde0c-f5e3-42e7-a38b-23ba938b24b1/application","descriptionHtml":"<p style=\"min-height:1.5em\">We have partnered with a privately owned Australian property group that develops, builds, and manages a diversified portfolio for the long term. New stages are coming online, and the team is growing to match.\n\n\n\nThe role\n\n\n\nThis is a genuine end-to-end property management role across two assets, not one slice of a much larger portfolio. You will own the day-to-day performance of an established retail centre and a growing industrial estate, reporting directly to the Head of Asset Management rather than into a layer of management above you.\n\n\n\nSystems and process are still maturing, including a live reporting and finance system migration. You will not be stepping into a finished machine, and the right person will help build how the portfolio is run rather than simply operate what already exists.\n\n\n\nWhat you'll do\n\n\n\n - Own budgeting, forecasting, and financial performance across a retail centre and an industrial estate\n\n - Steer leasing alongside the asset team, working closely with agents and tenant representatives\n\n - Manage the day-to-day presentation and performance of both assets\n\n - Act as the direct link between the centre team and senior management, including input into development meetings and recommendations that go to the directors\n\n - Drive cost mitigation and process improvement, including a live systems migration and new reporting structures\n\n - Build genuine relationships with tenants, leasing agents, and other stakeholders across a growing portfolio\n\n\n\nWhat you'll bring\n\n\n\n - Several years of property management experience, ideally across retail and industrial assets\n\n - A genuine track record in budgeting, forecasting, and driving financial performance, not just monitoring it\n\n - Comfort working directly with leasing agents, tenant representatives, and other external stakeholders\n\n - The ability to work well with people above and below you, without needing a fixed hierarchy to feel comfortable\n\n - A builder mentality, someone who is comfortable improving systems and process that are still maturing, rather than expecting a finished playbook\n\n\n\nWho this role is for\n\n\n\nYou are several years into a property management career and ready to own a portfolio directly, rather than administer someone else's decisions. You are motivated by scope and access, not by a bigger title on a business card. You want real exposure to the people making decisions about the business, and you are comfortable building a process where it does not yet exist.\n\n\n\nThis role is not for you if:\n\n\n\n - You are coming from a large, process-heavy institutional landlord and expect a fully mature system to step into\n\n - Title matters more to you than the actual scope and ownership on offer\n\n - You are looking for a stepping stone, or a lever to use elsewhere\n\n - You expect to be handed a finished playbook rather than help build one\n\n - You are early in your property career and still building your fundamentals\n\n\n\nWhy you'll love working here\n\n\n\n - Genuine end-to-end ownership of two assets, not one slice of a much larger portfolio\n\n - A direct reporting line to the Head of Asset Management, with real access to the people making decisions\n\n - A retail centre with real momentum behind it following a recently completed expansion, alongside an industrial estate entering its next stage of growth\n\n - A privately owned business with long-term thinking, not managing on behalf of a fund\n\n - A credible path to grow into a broader remit across both assets as the portfolio matures, for the person who performs\n\n\n\nReady to apply?\n\n\n\nIf this sounds like the right next step, send us your CV. We will be in touch promptly to walk you through the role in more detail.\n\n\n\nAt Fulcrum, we celebrate diversity and know that our differences help us thrive.
